Before the notarial deed is executed, you do not need to appear in person at the office — it is enough to send us photos or scans of your documents a few days in advance to the e-mail address:

Once we have checked your documents, we will contact you by phone or e-mail about anything that may be missing and to arrange a date convenient for you.

Below we present sample documents needed for a specific notarial service. After the notary has examined your documents, it may turn out that documents other than those listed below are needed — you will be informed of this without delay.

Deed of certification of succession 7 items
  1. death certificate of the deceased (testator);
  2. current abridged copy of the marriage certificate of the deceased person's spouse, where the deceased was married at the time of death;
  3. all wills of the deceased (even revoked ones), if any were made;
  4. civil status records of the heirs: birth certificates or marriage certificates (for persons who changed their surname as a result of marriage);
  5. PESEL number of the deceased;
  6. official copies of notarial deeds containing declarations on the acceptance or rejection of the inheritance, where such declarations were made, or agreements on the waiver of succession, where such agreements were concluded;
  7. land and mortgage register numbers, if the estate includes real estate.
Declaration on the acceptance or rejection of an inheritance 3 items
  1. abridged copy of the death certificate of the deceased;
  2. information about the deceased's wills;
  3. information about the heirs who have already rejected the inheritance and information about the remaining statutory heirs (first names and surnames of these persons, their current residential addresses).
Power of attorney 3 items
  1. personal data of the principal (first names, surname, parents' first names, residential address, ID card or passport number, PESEL, marital status);
  2. personal data of the attorney-in-fact (first names, surname, parents' first names, PESEL or date of birth, residential address);
  3. scope of the power of attorney (information on the matters in which the attorney-in-fact will be able to represent the principal); if the power of attorney is to authorise the sale/purchase of specific real estate – its description and land and mortgage register numbers.
Sale/gift of land 11 items
  1. land and mortgage register number;
  2. basis of acquisition of the real estate – e.g. a notarial deed, a land ownership deed, a court decision declaring the acquisition of inheritance (in the case of inheritance or acquisitive prescription, together with a certificate from the Tax Office confirming that the tax obligation has been fulfilled; furthermore, in the case of a gift or a gratuitous dissolution of co-ownership made after 1 January 2007, also together with a certificate from the Tax Office confirming that the tax obligation has been fulfilled);
  3. extract from the land register for the real estate in question;
  4. extract from the cadastral map (where a plot is being detached to a new land and mortgage register);
  5. certificate on the designation of the real estate in the local spatial development plan, or on the absence of a spatial development plan, or a final zoning decision (decision on development conditions), where such a decision has been issued;
  6. certificate stating whether the real estate is located in a revitalisation area;
  7. certificate issued by the competent District Starost (Starosta Powiatowy) confirming that the real estate in question is not covered by a simplified forest management plan or by the decision referred to in Article 19(3) of the Forests Act;
  8. final decision approving the division of the real estate together with a map showing the draft division (where a geodetic division of plots has taken place that is not disclosed in the land and mortgage register);
  9. where the purchase is financed with a loan granted to the buyer – the loan agreement for inspection and the bank's statement for the establishment of a mortgage in the form of a notarial deed (if the mortgage is to be established in the form of a notarial deed);
  10. market value of the real estate;
  11. in the case of a sale agreement, the terms of payment and handover of the real estate, and the bank account number to which the transfer of the purchase price for the real estate is to be made.
Sale/gift of premises (apartment) 8 items
  1. land and mortgage register number;
  2. basis of acquisition (in the case of inheritance or acquisitive prescription, together with a certificate from the Tax Office confirming that the tax obligation has been fulfilled; furthermore, in the case of a gift or a gratuitous dissolution of co-ownership made after 1 January 2007, also together with a certificate from the Tax Office confirming that the tax obligation has been fulfilled);
  3. certificate stating whether the real estate is located in a revitalisation area;
  4. certificate confirming that no persons are registered as residing in the real estate in question (at the buyer's request);
  5. certificate confirming that there are no arrears in the payment of maintenance charges (at the buyer's request);
  6. where the purchase is financed with a loan granted to the buyer – the loan agreement for inspection and the bank's statement for the establishment of a mortgage in the form of a notarial deed (if the mortgage is to be established in the form of a notarial deed);
  7. market value of the real estate;
  8. in the case of a sale agreement, the terms of payment and handover of the premises, and the bank account number to which the transfer of the payment for the premises is to be made.
Sale/gift of a cooperative ownership right to premises 9 items
  1. certificate from the Housing Cooperative confirming the right held;
  2. land and mortgage register number (if a register is kept for the right);
  3. basis of acquisition (in the case of inheritance or acquisitive prescription, together with a certificate from the Tax Office confirming that the tax obligation has been fulfilled; furthermore, in the case of a gift or a gratuitous dissolution of co-ownership made after 1 January 2007, also together with a certificate from the Tax Office confirming that the tax obligation has been fulfilled);
  4. where a land and mortgage register needs to be established for the cooperative ownership right to premises – an extract from the land register together with an extract from the cadastral map for the plot on which the building stands, and a certificate from the Cooperative with a detailed description of the premises;
  5. market value of the cooperative ownership right to the premises;
  6. terms of payment and handover of the premises, and the bank account number to which the transfer of the payment for the premises is to be made;
  7. certificate confirming that no persons are registered as residing in the premises in question (at the buyer's request);
  8. certificate confirming that there are no arrears in the payment of maintenance charges (at the buyer's request);
  9. where the purchase is financed with a loan granted to the buyer – the loan agreement for inspection and the bank's statement for the establishment of a mortgage in the form of a notarial deed (if the mortgage is to be established in the form of a notarial deed).
Will 3 items
  1. data of the person making the will (first names, surname, parents' first names, residential address, marital status, ID card or passport number, PESEL);
  2. data of the person appointed as heir (first names, surname, parents' first names, PESEL, residential address, date of birth);
  3. optionally, a description of the real estate forming part of the estate and its land and mortgage register number, or of other rights that are to be inherited.
Marital property agreement (prenuptial agreement) 2 items
  1. abridged copy of the marriage certificate or the date of marriage;
  2. personal data of the spouses (first names, surname, parents' first names, residential address, ID card or passport number, PESEL).
